Condensation between window panes
The seal between panes has failed and moisture is inside. The window is no longer insulating properly. Replacement is the only fix — the seal can't be repaired.
Drafts felt around windows or doors
Air is leaking through the frame, weatherstripping, or improperly installed insulation. New weatherstripping fixes minor leaks; major drafts often mean the unit needs replacement or reinstallation.
Windows or doors hard to open or close
Frame has shifted (settling), hardware is failing, or the unit has swelled with humidity. Sometimes a simple adjustment fixes it; sometimes the unit needs full replacement.
Visible rot at frame or sill
Water has been getting into the frame structure. Once rot is visible, surrounding framing is also likely affected. Replacement and re-flashing prevent further damage.

Process
Measure & Order
Existing units measured precisely (rough opening, not just visible glass). Replacement units ordered to fit — typically 2–4 weeks lead time for stock items, 6–12 weeks for custom.
Remove Old Unit
Trim removed carefully (saved for reuse if good condition). Old unit cut free and removed without damaging surrounding wall. Existing flashing and underlayment inspected for hidden water damage.
Prep Opening
Rough opening cleaned and squared. New flashing tape installed at sill and jambs to direct any future water away from the framing. Insulation around opening checked.
Install & Seal
New unit set into opening, plumbed and squared, fastened per manufacturer specs. Foam insulation around frame (not just fiberglass batt — foam seals air better). Caulked inside and out with quality silicone.
Trim & Test
Interior trim reinstalled or replaced. Exterior trim caulked at all joints. Locking mechanism, weatherstripping, and operation all tested. Cleanup includes removing old unit and any debris.
