What It Is
A professional roof inspection is a systematic evaluation of your entire roofing system — material condition, flashing, penetrations, drainage, ventilation, structural integrity, and attic-side indicators. There are three main types: annual/routine inspections that catch developing problems early, pre-purchase inspections that protect buyers from costly surprises, and storm damage assessments for insurance claims.
What We Inspect
We evaluate far more than just shingles. Roofing surface material wear and damage, all flashing at chimneys, walls, skylights, and vents, pipe boots and penetration seals, gutters and drainage flow, fascia and soffit condition, attic ventilation balance, attic-side decking for stains, rot, or daylight, and insulation condition. For storm assessments, we document every hail impact, wind damage, and debris impact with photographs.
Cost & Value
Professional inspections typically range from $125 to $450, averaging $250. Drone inspections run $150–$400. Infrared inspections (detecting hidden moisture) cost $400–$600. These costs are trivial compared to what they prevent: undetected leaks causing $5,000–$15,000 in water damage, buying a home needing an immediate $15,000 replacement, or missing an insurance claim deadline.
Why Frequency Matters
We recommend inspections twice yearly (spring and fall) and after any significant storm. Our storm season runs roughly April through September. A spring inspection catches winter damage; a fall inspection catches storm season damage. This rhythm catches problems at the earliest and least expensive stage.
